Development Overview: 

Osun Village is designed as a four (4) story, mid-rise apartment building exclusively targeting the low-income elderly containing

sixteen-(16) one bedroom apartments with an approximate total gross floor area of 19,872 square feet. 

Osun Village will include a 1st Floor community/activity center, laundry facility, roof top deck and rear patio area.   Additionally, the first floor will contain commercial spaces with a separate street entrance along with ODUNDE’s organizational and program offices. 

Osun Village is being developed by Osun Village Partnership, LP, a partnership between Universal Community Homes and Susie White, Inc., an affiliate entity of Odunde, Inc.  Susie White, is a domestic non profit corporation, incorporated in the Commonwealth of Pennsylvania in 2006.

This development will be located on two (2) parcels conveyed by the Redevelopment Authority of Philadelphia (RDA), along with two (2) parcels purchased privately.   

Osun Village represents a viable opportunity to provide affordable housing for seniors in Southwest Center City.

Individuals, 62 years and older, with incomes between 20% to 50% of  the Area Median Income (AMI) will be eligible to reside in Osun Village.  Gross rental amounts are as set forth below;

Four units will be designated for the disabled, one of which will be set aside for the vision and hearing impaired.

The Office of Housing and Community Development (OHCD) has committed Community Development Block Grant (CDBG) funds to this development.  Additionally, the City of Philadelphia, Department of Commerce has appropriated funds for the development of the commercial space.

This development is a low income tax credit development and as such, received tax credits through the Pennsylvania Housing Finance Agency (PHFA).

The Placed In Service date is December 31, 20010

Thursday, June 25, 2009 - Universal Companies Chairman Cuts Ribbon on New Playground
A South Philadelphia lot that formerly contained a hotel that declined into a brothel before falling into ruins was dedicated yesterday to a new purpose – a playground for children.

Music mogul Kenny Gamble cut the ribbon on the state-of-the-art playground in the 1500 block of Catharine Street designed to serve the neighborhood and the 700 students of Gamble’s Universal Institute Charter School. The facility will be called Uncle David’s Universal Playground in honor of its patron, philanthropist David N. Pincus.
